How to set up Avista?
At the move-in we will have you fill out the Avista Application. You will receive an email from Avista once they have received it, to create an account so you can pay your Avista bills every month.
Explain Pay range APP for laundry room?
You will need to download the Pay Range App on your phone and create an account. In the top left corner, you will want to select the drop-down menu and click “Add Funds”. Once you have completed the prompts and have loaded money onto your Pay Range App, you can go back to the main page and select the machine you are using. Make sure you have “Bluetooth” turn ON on your phone.
What to do for an LTO:
If you are interested in doing a Lease Take Over (LTO), you are responsible for finding someone to take it over. They will need to complete an application the same way you did on our website. Once their application has been completed, we will process screening. If screening comes back and is approved, our office will post the $300 LTO fee to your ledger. You are responsible for paying the LTO fee as you are the one terminating your contract with us early and passing it off to someone else. After you have paid your LTO fee, we will send out a lease for the incoming person to sign. Once they have signed and paid their security deposit/application/and administrative fees, our office will countersign the lease. Once your move-out date arrives, please make sure all personal belongings have been removed and keys returned to the office.

Pet Policy
We allow two pets per apartment. All pets must be up to date on vaccinations and be spayed/neutered. The pet deposit is $300 for a dog, $200 for a cat, and pet rent is $25 a month.
How to get a new key or fob and cost?
You will need to contact or go to the Office to pick up a new key/fob. The cost varies by lease, but on average $50-$75 per key/fob.
Explain move in and move out checklist
- Your move-in checklist is to document the condition of your apartment upon move in so you are not charged for any damages upon move out that were present upon move in day. This will also make sure that our office has all the required documentation so you can have a smooth transition into your new home.

If there is any damage beyond normal wear and tear and anything that was not noted upon move in, the amount that it costs to repair or replace will be applied to your security deposit. Make sure you have called Avista and your renter’s insurance to notify them of your moving out. Make sure all of your personal items have been removed, provide the office with a forwarding address, and return your keys.

What is MyCreditLift?
MyCreditLift reports to the Credit Bureau every month that you pay rent on time to help boost or build your credit. It is $8.95 a month. If you wish to opt out, instructions to do so are on page 62 of your lease.
What is Renter’s Liability Insurance, and why is it required?
Renter’s Liability Insurance provides coverage to the property in the event of a fire, flood or emergency. It does not cover your personal belongings. If you wish to opt out of Renter’s Liability insurance, you may, however, you will have to supplement it with Renter’s Insurance, which does cover your personal belongings and fulfills the Renter’s Liability requirement. If you wish to opt out of our Renter’s Liability Insurance, you can find the information to do so on page 61 of your lease.
Who do we send proof of insurance to?
Redstone.ConfirmInsurance.com is where you will need to provide proof of your renter’s insurance policy to be opted out of ours.
How to use the resident portal app
To use the resident portal app on your phone, once you have signed in you will be taken to the home page. From here, you can pay rent, submit a work order, sign your renewal lease, upload documents for the office to review and more. On the lefthand side, there is a drop-down menu that will also take you to make a payment, “My Apartment” is where vehicle information and your apartment damage checklist are located.
I moved out, when can I expect my Security Deposit Refund Check in the mail?
Per Washington State law, we have 28 days to get your refund check cut and mailed out after your lease expires.

Do we lease by the bed or apartment?
We lease by the apartment, not by the bed.
Do we allow pets?
We are pet friendly! Our pet deposit is $300 for Dogs and $200 for Cats. The pet deposit is $25 a month per pet.
How to update our car information in the portal?
On your resident portal, you will need to locate the tab “My Apartment” and select the drop-down, then click on “Vehicles”. From there you will be able to add, edit, or update any vehicle information on file.
